Since 14 December 2007 every home put on the market must have a Home Information Pack (HIP).The pack brings together important information at the beginning of the process such as sale statement, local searches and evidence of title which could save you a lot of Money and Stress. The Pack also includes an Energy Performance Certificate (EPC) this gives an accurate measure of the properties Energy Efficiency and Carbon Emissions. The Energy Performance Certificate also gives Low Cost recommendations on how to improve the Energy Efficiency of the property, Improving the Energy Efficiency of the property will lead to
cheaper Utility Bills.

What does a HIP Contain?
The following documents are specified as
'Required Content'
and must be included:
- Index
- Energy Performance Certificate (EPC)
- Sales Statement
- Land Registry Title & Plan
- Local Authority Searches
- Drainage and Water Searches
- Additional Documents for Leasehold Properties
The following 'Authorised Documents' do not have to be included, however are recommended by current regulations:
- Home Condition Report
- Additional Property Searches - Including Environmental Searches
- Common hold or Leasehold property information
- Warranties and/or Guarantees
- Additional Land Searches
- Home Use Form
- Home Contents Form
